IPMS Area Referencing Surveys
The leasing, acquisition, valuation, marketing or disposal of a Building usually requires an accurate area statement to be calculated for various legal and cost reasons. Using a professional independent survey company ensures reliable & unbiased information. A variety of different types of area calculations are available dependent on the Client’s specific requirements.
International Property Measurement Standards
- IPMS 1 – This is closely aligned to former GEA (gross external area) as defined by RICS Code of Measuring Practice, 6th Edtn
- IPMS 2 – Office, closely aligned to former GIA (gross internal area) as defined by RICS Code of Measuring Practice, 6th Edtn
- IPMS 2 – Residential, closely aligned to former GIA (gross internal area) as defined by RICS Code of Measuring Practice, 6th Edtn
- IPMS 3 – Office, which somewhat aligns to former NIA (net internal area) as defined by RICS Code of Measuring Practice, 6th Edtn
- IPMS 3A – Residential, which somewhat aligns to former GEA (gross external area) as defined by RICS Code of Measuring Practice, 6th Edtn
- IPMS 3B – Residential, which somewhat aligns to former GIA (gross internal area) as defined by RICS Code of Measuring Practice, 6th Edtn
- IPMS 3C – Residential, which somewhat aligns to former EFA (effective floor area) as defined by RICS Code of Measuring Practice, 6th Edtn
Deliverables: A report, and CAD derived plans
The Area Referencing Report will contain a duty of care, schedule of areas, as a numeric verification and area reference plans, which will be produced from surveyed CAD drawings. The plans will provide visual verification of all defined areas.
We also produce Land Registry Plans, complying with all guidelines for preparing plans for HM Land Registry applications.
